Concrete tile roofs dominate Perth’s residential landscape, particularly in suburbs built from the 1970s through to the 2000s - think Ballajura, Girrawheen, Thornlie, Gosnells, Rockingham. If you live in one of these areas, there’s a good chance your roof is concrete tile, and there’s also a reasonable chance it hasn’t had any attention in a long time.
Concrete tile restoration is one of our most common jobs, and it’s genuinely one of the best-value maintenance investments a Perth homeowner can make. Here’s what you need to know.
Why Concrete Tiles Need Restoration
Concrete tiles are durable and long-lasting - most roofs we work on are 25-40 years old and the structural tiles are still perfectly sound. But concrete is porous, and the surface coating applied at the factory wears off over time. Once the factory finish is gone, the tile surface:
- Absorbs water more readily, which accelerates weathering and freeze-thaw damage in cooler periods
- Becomes a prime surface for lichen and moss to establish
- Loses its colour as the pigment in the original finish bleaches out under UV
- Becomes chalky and rough to the touch
A properly restored concrete tile roof stops this cycle. Clean, repaired, repointed, and recoated tiles perform like new and are protected against Perth’s UV and weather extremes for another 12-15+ years.
The Concrete Tile Restoration Process
1. High-Pressure Cleaning
Concrete tiles accumulate decades of dirt, lichen, moss, algae, and old loose coating. The roof needs to be thoroughly cleaned before any other work begins. We use high-pressure washing equipment with the right pressure for tile work - enough to remove growth and loose material without damaging the tile surface underneath.
The cleaning phase often reveals the true condition of the tiles. Once the grime and overgrowth are gone, you can properly assess which tiles are cracked or damaged and where pointing needs attention.
2. Tile Repairs
Cracked, broken, or slipped tiles are replaced or re-seated before coating. A concrete tile roof that’s been in place for 30 years will almost always have some tiles that have cracked from foot traffic, thermal stress, or impact. These need to be dealt with before painting - applying coating over cracked tiles leaves the underlying damage unaddressed.
3. Repointing

4. Primer Application
Concrete tiles must be primed before the topcoat is applied. The primer seals the porous tile surface and ensures proper adhesion of the coating system. Skipping primer is a common shortcut on cheap jobs - and it’s why those jobs peel. We use Dulux Acratex primer systems designed specifically for concrete tile surfaces.
5. Two Coats of Roof Coating
The topcoat is applied in two passes. Using quality Dulux Acratex coating, the finished result is a uniform, durable surface that handles UV, rain, and temperature cycling. Two coats is the specification - one coat is insufficient for long-term performance and won’t qualify for warranty coverage.
What Makes Concrete Tiles Different from Terracotta?
The key difference is porosity. Terracotta is a denser, fired clay product that’s less porous and generally holds its surface integrity longer. Concrete tiles absorb water and are more susceptible to growth and surface breakdown if left uncoated.
Practically speaking, concrete tiles are more widely available for replacement if individual tiles need swapping, and they tend to coat well when properly prepared. The result of a good concrete tile restoration is very similar visually to a new roof.
How Long Does It Last?

Common Mistakes to Avoid
Not cleaning properly. Painting over a dirty or mossy roof is one of the most common causes of early coating failure. The surface must be thoroughly clean and dry before any product is applied.
Skipping primer. Especially critical on concrete tiles. Without primer, the porous tile surface soaks up topcoat unevenly and adhesion is compromised.
One coat only. A single coat saves time and materials but significantly shortens the life of the job.
Ignoring pointing. Repainting over failed pointing means the underlying problem remains and the coating around the ridge area will lift or crack as movement continues.
