What Drives the Price
Roof Size and Pitch
Bigger and steeper roofs cost more, because there’s more material to remove and re-lay, and steep pitches slow the work and add safety requirements.
The Material You Re-Roof In
Concrete tile is the cheapest covering, terracotta the dearest, and Colorbond sits in between but often needs extra battens and insulation, especially on a tile-to-Colorbond conversion. The covering is only part of the job, though, removal and disposal of the old roof is a big fixed cost either way.
Removal and Disposal
A re-roof means stripping the entire existing roof and disposing of it. Concrete and terracotta tiles are heavy, so skip and tip fees for a full tile strip are significant.
Structural Work
If the strip reveals rotten battens, damaged sarking or timber that’s failed, that gets replaced before the new roof goes on. It’s why an honest re-roof quote allows for what’s found underneath.
Access and Complexity
Two-storey homes, difficult access, multiple gables, valleys and levels all add labour and equipment. A simple single-storey hip roof is the cheapest case.

This is the part most “roof replacement” searchers get wrong. A tired, faded, leaking roof is not automatically a roof that needs replacing.
