One of the most common questions we get asked is: “How often do I need to paint my roof?” The honest answer is that it depends on a few things - but there are some clear guidelines that apply to most Perth homes.
The General Rule of Thumb
If your roof was professionally painted with a quality coating system, you can typically expect 12-15 years before the next full restoration is needed. This assumes proper preparation, priming, and two coats of a quality paint like Dulux Acratex.
Cheaper jobs - single coat, poor preparation, budget paint - often need attention after 6-8 years.
Factors That Affect How Often You Need to Repaint
1. Paint Quality and Application
This is the biggest variable. A roof painted with Dulux Acratex and applied by an accredited applicator will outlast a roof painted with a generic warehouse-brand paint applied with minimal preparation by a significant margin. If you don’t know what was used on your roof, that uncertainty is worth factoring in when assessing its current condition.
2. Roof Orientation
North and west-facing roof planes cop the most punishment in Perth - they face the sun during its peak intensity from mid-morning through to late afternoon. These sections tend to fade and chalk earlier than south and east-facing planes. On a hip roof (common in Perth’s older suburbs), you can sometimes see the north-facing face fading faster than the rest.
3. Tree Canopy and Organic Growth
Roofs under or near large trees accumulate leaf matter, retain moisture, and develop lichen and moss growth faster than open roofs. Lichen in particular bonds to the tile surface and accelerates deterioration. If your home is in a leafy suburb like Attadale, Applecross, or the hills, you’ll likely need roof cleaning more regularly and may find the roof needs attention sooner.
4. Roof Material
Concrete tiles are the most common in Perth and tend to be more porous than terracotta. They absorb paint and primer well when properly prepared, but they also show weathering more readily than terracotta. A concrete tile roof that hasn’t been maintained can look very rough in 10-12 years without any recoating.
Terracotta tiles are denser and generally more durable. They hold their surface integrity longer, but the colour can fade and they still benefit from cleaning and periodic recoating.
Metal roofs (Colorbond or corrugated iron) typically need repainting less frequently than tile - often 15-20 years for quality factory-applied finishes - but older metal roofs that are showing rust or flaking need attention sooner.
5. Previous Coating Condition
If your current paint is chalking (rubbing off on your hand when you touch it), peeling, or heavily faded, it’s overdue. Chalking means the binder in the paint has broken down and the coating is no longer doing its job. A roof in this state is also harder to repaint because poor adhesion underneath can cause new paint to peel within a few years if not properly prepared.
Signs It’s Time for a Repaint
- Paint has visibly faded or changed colour unevenly
- Surface chalks when rubbed
- Paint is peeling or flaking in any area
- Tiles look porous or bare in patches
- The roof looks noticeably older than your neighbours’ comparable homes
- Moss or lichen has established despite cleaning
Can You Just Repaint Without a Full Restoration?
Sometimes, yes. If the pointing is in good condition and there are no cracked or broken tiles, and the previous paint was applied well, a clean and repaint is often sufficient. This is typically more affordable than a full restoration.
However, painting over a roof with failed pointing or damaged tiles is a mistake - it looks fine for a year and then the underlying problems resurface. Any reputable roof restoration company will insist on addressing structural issues before painting.
