Drive through any established Perth suburb - Morley, Inglewood, Balga, Bassendean - and you’ll see plenty of tile roofs where the cement along the ridge line is cracking, crumbling, or missing in chunks. This is failed pointing, and it’s one of the most common roof problems in Perth. Left alone, it’s also one of the more costly ones, because water getting under loose ridge caps causes serious damage to roof timbers and ceilings.

What Is Roof Repointing?

The ridge caps are the angular tiles that run along the peak (ridge) and sloping edges (hips) of your roof. They’re bedded in mortar and sealed with a layer of compound called pointing. The pointing is the visible layer on each side of the cap - its job is to create a weatherproof seal while accommodating the constant thermal movement of the roof.

Repointing means removing the old pointing and applying fresh compound. It doesn’t involve lifting the ridge caps themselves (unless the bedding underneath has also failed - that’s a more extensive job).

Why Pointing Fails

Perth’s climate is hard on cement-based products. Rooftop temperatures in Perth regularly swing from 70°C at midday to 20-25°C by midnight in summer. That’s a 45+ degree daily thermal cycle. How to Tell If Your Pointing Needs Work

You can get a reasonable assessment from the ground using binoculars:

Fine cracks - pointing is still mostly intact but has begun to fail. The ideal time to act.

Missing chunks - sections of pointing have broken away. Water enters during rain, and the ridge caps are no longer fully sealed.

Loose or displaced caps - the bedding underneath has also failed and caps are sitting loose. This is urgent - caps can lift in strong winds and once dislodged, water pours directly into the roof cavity.

From inside the roof space: water stains running along the ridge direction, or visible daylight through gaps under the ridge line, confirm that pointing has failed.

Repointing as Part of a Roof Restoration

If your roof is getting a full restoration - clean, repairs, and repaint - repointing is always included in the scope. It’s a standard part of the preparation process. You wouldn’t apply new paint over failed pointing, and doing repointing as part of a restoration is more cost-effective than as a standalone job because the roof is already being accessed.

Can You DIY Repointing?

Flexible pointing compound is available at roofing trade suppliers, so technically yes. But working on a ridge line means being at the highest, steepest point of the roof with no margin for error. Professional roofers use edge protection, anchor systems, and proper footwear designed for pitched surfaces.

The other issue is assessment. What looks like a simple repointing job from the ground can reveal bedding failure, cracked tiles under ridge caps, or deteriorated flashing once someone gets up close. These issues need to be dealt with together rather than missed and left.
