You get three quotes for your roof restoration. One’s $3,500, one’s $5,200, one’s $6,800. Most people’s instinct is to assume they’re all quoting the same job and the cheapest is the smart buy. They’re usually not quoting the same job at all - and the gaps between them are exactly the things that determine whether your roof lasts three years or fifteen.

Here’s what a proper Perth roof restoration quote should actually spell out, so you can compare like for like instead of just comparing prices.

What Should Be Itemised

A good quote tells you what you’re getting, not just a single lump number. Look for these line items:

1. Repairs

  • How many broken or slipped tiles will be replaced (and whether replacements are included or extra)?
  • Are valleys being checked and replaced if rusted?

  • Is there a manufacturer-backed warranty, and for how long?
  • Is the company an accredited applicator for that system - because that’s usually what makes the warranty valid?
  • Is there a separate workmanship guarantee?

  • Clean-up of your gutters and grounds afterwards
  • Insurance - is the company covered for work at height on your property?
  • Payment terms - a reasonable deposit, not full payment up front

Red Flags in a Quote

Some things should make you pause regardless of price:

  • A single vague line - “Clean and paint roof - $3,000” with no detail. Vagueness usually hides what’s been left out.
  • No mention of repairs. If broken tiles and pointing aren’t addressed, the price is low because the job is incomplete.
  • No named coating brand or warranty. “Premium coating” means nothing without a brand and a warranty document behind it.

  • A large deposit or full payment up front. A modest deposit is normal; paying it all before work starts is not.
  • No insurance, no licence details, no fixed address. All worth confirming before anyone’s on your roof.

Why the Cheapest Quote Is Usually the Most Expensive

The lowest quote almost always wins by leaving things out - the repairs, the proper number of coats, the quality coating, the warranty. You don’t see what’s missing on the day; you see it when the coating fails over unrepaired tiles a few years later and you’re paying again. A restoration that’s done once, properly, with a 15-year warranty behind it is cheaper over its life than two cheap jobs in a decade.   • “How many coats, and what coating system?”
  • “What warranty comes with it, and are you accredited for that system?”
  • “Is your work insured?”

Repairs, a full clean, a proper multi-coat system, and a real warranty are the things that make a restoration last, and they’re exactly the things a cheap quote quietly drops.
